How the check works
- Step 1
We find your parcel
Your address maps to the county's Assessor Identification Number and this year's assessed value.
- Step 2
We pull recent comparable sales
Under Prop 13 a sale resets a home's base value to its price, so parcels with a 2025–2026 base year are recent sales. Same zip, same type, similar size.
- Step 3
We tell you the honest answer
If the comps say you're assessed above market by more than 5% and $10,000, we flag it. If not, we say so — most long-time owners are fine.
If you are over-assessed
California lets you appeal a “decline in value” (Prop 8) once a year. LA County's window closes November 30, 2026. WiseProp builds the whole filing for you: the comparable-sales table with adjustments, a pre-filled BOE-305-AH form, a valuation argument, filing instructions, and a script for the hearing. You file it yourself; we never contact the county for you.
